BurbSense is a suburb discovery platform built for Melbourne first home buyer families. You tell us what you need — schools, commute, lifestyle, budget — and we find the suburbs that match.
We built BurbSense because finding the right suburb is one of the hardest parts of buying a home, and most tools make it harder. We wanted something that starts with your life, not a postcode.
BurbSense earns nothing from your purchase. We charge subscribers only. No referral fees, no agent partnerships, no conflicts.
How BurbSense finds suburbs for your family
It starts with your needs
You answer a short set of questions about what matters to your family — where you work, how long you're willing to commute, what school stage your children are at, your budget, and what kind of neighbourhood suits your lifestyle. These inputs become the filter, not a postcode.
Government data, not vendor data
BurbSense is built on Victorian Government and Australian Bureau of Statistics data — school catchment boundaries from the Department of Education, land and planning data from Land Use Victoria, transport infrastructure from PTV and the Department of Transport, and demographic and income data from the ABS Census. We do not use data from property portals, real estate agents, or commercial data providers. Every data source is public, independent, and free of commercial interest.
AI that ranks, not just filters
Once we have your needs, our AI processes suburb-level data across school catchment quality, commute time to your specific workplace, infrastructure trajectory, walkability, and neighbourhood character. It does not return a list of suburbs that pass a threshold — it ranks them by how well each one actually fits your combination of priorities. Two families with the same budget but different commute destinations and school priorities will get different results.
